    The initial 6-month loan is up to 70, 75, or 80% of Purchase Price PLUS up to 70%, 75% or 80% of improvements. 12% Fixed Monthly Interest Only Rate; 1.50 or 1.75% Origination; No Prepayment Penalty During this 6- Month Period. At the end of the 6-month loan, provided the borrower has completed the rehab to the property, market value of the property has not significantly declined, and the borrower has made loan payments as agreed, the borrower is eligible for a 2.5 year extension of the initial 6 month loan. Interest rate for full loan term is 12%. Prepayment penalties apply during the extension as follows: 2% during the first year of the 2.5 year extension; 1% during the second year of the 2.5 year extension; 0% during the last 6 months of the 2.5 year extension.
